What is a Property Valuation Report?

Our Property Valuation Report offers a comprehensive analysis of the subject property and its surroundings. It includes details such as property size, amenities, and utility availability including all comparable area sales carrying similar characteristics which are adjusted accordingly in terms of the subject property. There is always a detailed description of the the subject property amongst other factors according to the Royal Institute of Chartered Surveyors (RICS) standards and guidelines.

Our PROCESS

Order

The Valuation Order should initially include the Client Information and the Purpose of the Valuation which clearly states the reason for the valuation, such as for a loan, property sale, taxation, legal dispute, investment analysis, etc.

Onsite Inspection

The Onsite Inspection of a property includes, structural inspection, assessment condition, measurements, potential problems, legal issues, health and safety risks, area characteristics, energy efficiency, etc.

Report Execution

Report Execution includes the Executive Summary, Property Details, Purpose of the Report, Scope of Inspection, Methodology, Condition Ratings, Structural Assessment, Comparable Sales/Rentals, Repairs and Maintenance Recommendations, Valuation, Pictures Appendices etc

Delivery to client

The client will receive the report signed and certified, with all Appendices, Market Value/Rental Value, Limitations or Assumptions, Market Analysis, Valuation Methodology, Property Description, Limitations, Photographs and Maps so Valuation can serve the Order based on RICS standards.
